While serving as Chief Investment Officer for Rexford Industrial, Patrick oversaw the acquisition of a 49,000 square foot industrial building located in Torrance in the South Bay submarket. For this off-market acquisition, Patrick was able to capitalize on his local connections as the seller was a non-professional real estate owner. Major renovations and modernization included all new office, recessed dock-high loading, electrical and sprinkler upgrades along with a complete cosmetic makeover. The building was leased to a single tenant for 11 years and achieved a stabilized yield of 7.0%.
