RENOVATED AND RECONFIGURED
While Chief Investment Officer with Rexford Industrial, Patrick managed the acquisition, renovation and re-tenanting of 1601-1621 Alton Parkway in Irvine. The property was built in 1974 and contained 124,000 square feet on 5.8 acres of land. At the time of purchase, the under-utilized and undermanaged property was only 40% occupied with one tenant. Patrick developed a business plan and executed the value-add plan to renovate, modernize, and reconfigure the property into five spaces ranging from 16K-25K square feet while adding functional upgrades such as new dock-high loading, new office and upgraded sprinklers while also upgrading the overall curb appeal through modernized cosmetic upgrades. Upon completion the project stabilized at a 6.8% yield.
