VACANT PURCHASE, REPOSITIONING AND DEVELOPMENT OF ADDITIONAL 45,000 SF

The vacant property had many unique attributes including a very low building coverage ratio, significant loading and major frontage on a major thoroughfare in addition to the 22 freeway. The prior owner was not actively managing the property nor were they in position to invest in the property. Post closing, Patrick worked with the city to purchase an adjacent cul-de-sac which had been a nuisance for the city and neighbors with illegal dumping and other illicit activities. The existing building was fully rehabbed and repositioned to like-new status while an additional 45,000 SF was added to the site to fully utilize the excess land and drive the cash flow. The project was subsequently leased to an advanced manufacturer at a premium 10.3% return on cost.
